What leasing options are available?
We offer furnished or unfurnished lofts 3 months + for leases.
Do I need a lease guarantor?
No, but we can accept guarantors at the discretion of the property manager.
Do you offer individual leases?
Yes, we do.
Do you offer co-living?
No, we do not currently offer this type of arrangement.
What are your application requirements?
We require a $1,000 holding deposit to submit an application, a 660+ credit score, and a minimum of 3x the monthly rent for income.
Can I apply online?
Yes! Click on the Apply tab on the website to get started.
How much is the security deposit and is any of it refundable?
Our standard security deposit is $1,000. The security deposit could be more or less depending on the application screening results.
Is there an application fee?
No fee, just a holding deposit.
Do I have to pay first & last month's rent?
That is not a standard procedure here. We take a deposit and the first month's rent.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of the month and can be paid via credit card, debit card, or check. Rent can be paid online using our Resident Portal.
Is there a late fee for overdue payments? Is there a grace period?
Are utilities included?
At 381 Congress, utilities are not included in the rent.
Is renter's insurance required?
Yes. We require a minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
Can the apartment be sublet or listed on Airbnb or VRBO?
No. Apartments cannot be sublet or listed on short-term rental platforms like Airbnb or VRBO.
What happens if I need to move out before my lease expires?
Contact the leasing office. That is determined on a case-by-case basis.
What are hours of the leasing office?
By appointment only, Monday - Saturday, Closed Sunday
What time does the rooftop deck close?
Residents are free to use the rooftop deck until 11 PM each night.
Do you offer valet trash service and/or recycling?
We have a trash room on the first floor available for residents to use.
Do you have free internet in the common areas?
We have Verizon internet in the lobby.
Do you have package lockers/how do I get my packages?
Yes, we have a Package Concierge locker system. You will be notified by email or text.
Is additional storage available?
Yes, we have storage available for rent.
What security features does this property offer?
We know security is important and we provide fob entry and security cameras in our community.
Does this community have a pest control service?
Yes. We are visited once a month for preventative pest control.
Are concierge services available?
Yes, NimNim which is a laundry service.
Do you have bicycle racks?
Yes, we offer complimentary bike storage in the community storage room.
What is the smoking policy?
We are pleased to be a smoke-free community.
Do you allow pets? What is the pet policy?
Yes, this is a pet-friendly community. We allow up to 2 pets per apartment, maximum of either 1 cat & 1 dog, 2 cats, or 1 dog. No 2 dogs allowed. All dogs must be 75 lbs maximum and of non-aggressive breed. Size, age, and breed restrictions apply. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice. All pets must be approved by management
What is the parking situation?
There is no parking at the property; however, there are a number of parking lots and garages in the area. The closest is the Stillings St. garage located directly across the street. Stillings St. garage offers monthly parking rates.
Are there washers/dryers in the apartments?
Yes, for your convenience, each loft is equipped with a washer/dryer.
